Kihei sits on Maui's South Shore, on the island's leeward side — meaning it's sheltered from the trade-wind clouds that build over Haleakala, which makes it noticeably sunnier and drier than the windward and upcountry parts of Maui. Geographically, it occupies the flatter central isthmus below Haleakala's western slopes, strung along South Kihei Road. To the north, Kihei transitions into North Kihei and then Ma'alaea; to the south, it runs directly into Wailea. Kahului Airport (OGG) is a relatively short drive away .
Kihei has a more local and residential character than the resort-driven feel of neighboring Wailea — it's one of South Maui's larger towns by population , with everyday shopping centers, local restaurants, and a mix of full-time residents alongside visitors. The defining physical feature is its long condominium corridor along South Kihei Road, built up over decades across a wide range of building styles, sizes, and eras. The climate is dry and sunny most of the year, a product of sitting in Haleakala's rain shadow.
Kihei's coastline is one of its biggest draws. The three Kamaole Beach Parks — Kam I, Kam II, and Kam III — are county parks with sand, lawns, and lifeguards, spaced along central Kihei. At the south end, where Kihei meets Wailea, Keawakapu Beach is a quieter, longer stretch of sand. To the north, Sugar Beach runs for a long distance through North Kihei toward Ma'alaea. Near Kihei's south end, Cove Park is a well-known spot for beginner surfing and stand-up paddleboarding, with smaller, more forgiving waves than other parts of the island.
"Kihei" covers a fairly long stretch of coastline, and it's often thought of in a few general sections: North Kihei, nearer Sugar Beach and Ma'alaea; central Kihei, the densest part of the condo corridor around the Kamaole beach parks; and South Kihei, closer to Keawakapu and the transition into Wailea. Some condo complexes are zoned or grandfathered for short-term/vacation rental use and some are not; that status is set at the building level, not island-wide, so it has to be confirmed complex by complex .
Kihei tends to suit a wide range of buyers: people making a first Maui purchase who want a more attainable, everyday entry point than resort areas; local (kamaʻāina) families looking for a residential community with beach access; vacation-rental investors targeting condo complexes with active STR permits; and retirees drawn to the dry climate, walkable beach parks, and slower pace relative to the resort corridor. Because building rules and permitting vary so much within Kihei itself, matching the right property to the right buyer goal matters more here than in more uniformly-zoned areas.
Two things are worth confirming directly, building by building, before you buy in Kihei: whether a given condo complex is currently permitted for vacation rental, and how that may be affected by Maui County's evolving short-term rental rules (including the countywide Bill 9 phase-out debate) . On climate, Kihei's leeward location means steady trade winds and a dry, sunny profile most of the year, in contrast to wetter windward and upcountry areas. For logistics, Kihei sits a manageable drive from Kahului Airport — closer than West Maui, though still worth checking against your specific address and time of day.
